    Houses accounted for 64.48% of sales in Q4 2025, strengthening their position from 54.29% in Q3. At the same time, strata declined sharply to 24.52% (down from 37.65% in Q3), while vacant land increased to 11%, a gradual increase from 8.06% at the beginning of last year.

    This shift highlights a growing preference for space, land, and long-term lifestyle value.

  • Buyer hotspots

    Buyer activity remained concentrated in Sydney’s south-west and north-west growth corridors, alongside rising interest in regional centres.

    In the Top 10 Suburb for Sales, Austral led the state, supported by strong demand in Box Hill (4), Blacktown (5), Rouse Hill (6), and Leppington (9). These locations continue to attract experienced and first-home buyers due to ongoing development, transport improvements, and relative affordability.

    Regional centres are gaining momentum. Dubbo’s striking entrance to second place and Port Macquarie’s third-place ranking reflects a broader shift towards established regional hubs offering strong community infrastructure, employment access, and lifestyle appeal. These centres increasingly attract buyers seeking long-term liveability without sacrificing connectivity.

  • First-home buyer trends
    North-west and south-west Sydney remain key entry points for first-home buyers. In the Top 10 Suburbs by Sales for First-Home Buyers, Liverpool (2), Schofields (3), Blacktown (4), and Westmead (5) feature prominently. Dubbo ranked first, while Port Macquarie (8) and Gosford (10) also appeared, highlighting how first-home buyers are prepared to expand their search beyond metropolitan Sydney in pursuit of opportunity and lifestyle balance.

Queensland: coastal units and regional houses continue to lead

    Houses remained the Sunshine States most dominant property type in Q4 at 59.8%, although this marked the first quarterly decline since early 2025 by 2%. Vacant land recorded the strongest growth, rising to 15.1% (up from 13.70%), while strata increased to 25.09% from 24.50%.

    This reflects continued demand for detached housing alongside growing interest in development-ready land and urban apartments.

  • Residential unit trends
    The Gold Coast continues to anchor Queensland’s unit market, with Surfers Paradise retaining the top position in the Top 10 Suburbs for Unit Sales, following a 6.1% increase in activity in Q4.

    West End climbed to second place up from fourth in Q3, reflecting strong demand for inner-city living. Toowong (5) and Caboolture (8) emerged as new entrants to the list, signalling growing interest in both urban and regional unit markets.

  • House trends
    Regional and outer-suburban markets remained standout performers in Q4 2025. Caboolture led the state in the Top 10 Suburbs by Sales, followed by Morayfield (2), Springfield Lakes (3), Redbank Plains (4), and Buderim (5). Maryborough’s first appearance at number seven signals rising confidence in affordable regional centres, while returning suburbs Kirwan (6), Kallangur (9), and Yarrabilba (10) demonstrate sustained regional demand.

Victoria: growth corridors and lifestyle suburbs remain strong

    Tarneit maintained its position as Victoria’s top-performing suburb by sales, recording more than 1.5 times the number of transactions of Melbourne CBD. This performance reflects its strong value proposition, infrastructure investment, and family appeal.

    Other high performing suburbs include Melbourne CBD (2), alongside new entrants Sunbury (3), Clyde North (4), Pakenham (5), Wollert (6), Mickleham (7), Truganina (8), Werribee (9), and Southbank (10).
